CONSIDER THESE MISTAKES WHEN SELECTING A HOME INSPECTOR
1. NOT HAVING NEW CONSTRUCTION INSPECTED
Just because the home is new does not mean that it should not be inspected by an unbiased, third party. Deadlines can be tight and contractors may be rushed or unexpected deficiencies may exist. Hire a professional to protect your investment.
2. CHOOSING A HOME INSPECTOR FOR THE WRONG REASONS
Believe it or not, but not all home inspectors are equal. You want to choose an inspector that is competent, thorough, and trustworthy. Unfortunately, many home buyers go with the cheapest inspection company or the one that is recommended by their Realtor. Researching price is wise, however, researching credentials is most important.
3. NOT BEING PRESENT FOR THE HOME INSPECTION
While inspection reports have come a long way, they may not provide you with the full understanding when compared to actually seeing the deficiencies with your own eyes. Attending the inspection will paint a much more clear picture and allow for questions.
4. NOT FOLLOWING YOUR HOME INSPECTOR'S RECOMMENDATIONS
Sometimes issues that may be found will need to be evaluated further by an expert in that specific field for repairs and associated costs. You don't want to be stuck with expensive repairs after the closing.
5. DON'T EXPECT YOUR HOME INSPECTOR TO BE A PSYCHIC
Home inspectors cannot see into the future. Experienced inspectors will provide you with detailed information about the existing condition of the home, however, estimating exactly when a system may fail is impossible.
