Cracked sidewalks are very common to see. IN fact, an engineer once said "if you have concrete that doesn't crack, you have magic concrete". What he said was true, it just happens. But does that mean it's OK?

For most of us, we wouldn't give it a second thought. At least until someone fell. Especially if we have someone elderly in our home should we take note of this.

For investment property owners this can be very true as well. Tenants and their guests tripping or falling can be very high liability.

So while this may seem like a small thing, cracked sidewalks should grab our attention and motivate us to fix them.

​New Construction Inspections in Orlando - Many people assume as they are buying a new home or building that everything will be "perfect" or "up to code" because it is new and so they forgo a home inspection. But what are the advantages to getting a home inspection on new construction? Why would it be needed?

First, remember what code is - a minimum standard. It is not a high standard to hold a building to, it is actually the most basic standards that they will allow you to build a house to. So code doesn't et you as much as many would think. Also, the code enforcer is only looking out for the interests of the township, not necessarily yours. So having an independent home inspection protects YOU.

Sometimes a builder will not allow a home inspector on site to inspect. In those cases, and 11th month inspection is a great thing to have. Most builders give a 12 month warranty. Right before that warranty is up (at the 11th month) you can have us come through and make a to-do list for the builder to fix.
