Missing Junction Box Covers

Missing Junction Box CoverMissing Junction Box Cover
I often see missing junction box covers on my home inspections, but why is it important to cover our junction boxes?

First of all, the cover is a safety item which keeps people from being able to accidentally touch electrical wire unions. But also, when you splice one or more wires together, it actually creates resistance to electrical flow - which in turn creates heat. When you have multiple wires in a junction box (like in the picture to the left) Not only does the junction box cover protect humans and the wiring from accidental contact, it also would help prevent the spread of a fire should the wires overheat and cause combustion.

How common is this occurrence? According to a relatively recent study by John R. Hall Jr. for the National Fire Protection Association: In 2007 alone, there were an estimated 51,800 home or structure fires reported in the US that involved some type of electrical failure as a contributing factor to the fire. These electrically related fires accounted for approximately 450 civilian deaths, 1,640 civilian injuries, and $1.2 billion in direct property damage.

So before you pass by that junction box with the missing cover, be sure to buy some proper covers from the hardware store and hire a qualified electrician.

Life Expectancy Chart for Florida Homes

2/17/2016

Picture
The following chart details the predicted life expectancy of appliances, products, materials, systems and components for homes in the state of Florida.  (It may also be applicable to states in the nearby coastal region with similar climate and weather conditions on a typical basis.)  While many components and systems in homes located in Florida and the surrounding area have service life expectancies that are comparable to those anywhere else in the U.S., those items that are regularly exposed to the elements, including saltwater, wind, sun and heat, are particularly vulnerable to premature failure compared to items installed in homes located elsewhere.  These guidelines attempt to address those differences.

Drone Roof Inspections in Orlando Florida

2/11/2016

Drone Roof Inspections
Drone Roof Inspections in Orlando Florida - There are many times on a home inspection where a roof may be inaccessible due to height and slope, the type of roofing material, or even visible damage from the ground. Most home inspectors here would simply disclaim the roof in their home inspection report, but not here at Hero Home Inspections!

I am dedicated to giving each and every one of my clients the best home inspection possible. That is why we use drone technology to remotely capture images and inspect otherwise inaccessible areas. Areas that are not reachable with a ladder, dangerous roofs to walk on, and other situations don't limit us from providing you with a detailed and comprehensive home inspection report. The vast majority of the time we are able to walk the roof, and we still use our drone to supplement this to inspect the "nooks and crannies".

So why choose anyone else? Contact us today to schedule your home inspection!
