Knob & Tube Wiring

Knob and tube wiring was an early method of wiring that was popular between the late 1800's to the mid 1900's

Knob & tube wiring should always be acknowledged during a home inspection

Facts:
  • Knob & Tube wiring, itself, is not inherently dangerous. Age, modifications and modern practices create dangers
  • Knob & Tube wiring does not have a ground wire
  • While considered obsolete, no code exists that requires removal
  • Treatment of the existing wire depends on jurisdiction
  • Knob & Tube wiring is not allowed in any new construction

Disadvantages:
  • Many improper modifications are found due to the wiring's age
  • Insulation in contact with the wiring creates a fire hazard
  • The wiring tends to sag or stretch over time
  • No grounding creates the chance of an electrical fire or damage to equipment

Knob & Tube Wiring and Insurance:
Many home insurance companies do not insure homes that have knob & tube wiring due to the elevated risk of fire, however, some exceptions are made

  • Have the electrical system evaluated by a qualified electrician to determine the systems current condition
  • Excessive use of appliances should be avoided until proper evaluation
  • Repair or replace broken or deteriorated sections of wiring
  • Knob & Tube wiring should not be used in kitchens, bathrooms, laundry areas or outdoors due to the lack of grounding
  • Rewiring of a house can take weeks and cost thousands of dollars. The decision to rewire should not be taken lightly
  • Insulation near or in contact with the wiring should be removed
  • Once the wiring is discovered during a home inspection, an estimate of the repair costs should be obtained by a qualified electrician.
